The ones landlords need between tenancies
Full property repaint between tenancies. Walls: sugar soap clean, fill holes (Polyfilla), spot-prime, 2 coats contract matt emulsion. Woodwork: sand, undercoat, gloss/satinwood. Standard 2-bed: 2-3 days (1 day prep, 1 day first coat, 1 day second coat + woodwork). We use quick-dry trade paints (6hr recoat time). Magnolia standard—you supply paint if specific colour needed.
New plaster needs mist coat (diluted emulsion, 30% water) before normal paint. Allows plaster to breathe while drying. We check plaster is dry (light pink, not dark), apply mist coat, wait 24hrs, then 2 full-strength coats. Paint straight over damp plaster = blisters within weeks. Insurance jobs: we photograph moisture meter readings proving plaster was dry before painting (protects against comeback claims).
Holes in walls, scuffs, stains, drawing on walls. We fill holes with Polyfilla (small) or bonding filler (large), sand smooth, spot-prime, paint to match. Nicotine staining: seal with stain-block primer (Zinsser BIN) before painting—normal paint won't cover it. Crayon/marker: sugar soap + stain block. Pet damage (scratched woodwork): fill, sand, undercoat, gloss. Takes 1-2 days depending on severity.
Skirting boards, door frames, window sills, radiators. Sand existing gloss (key surface), apply oil-based undercoat, topcoat with gloss or water-based satinwood. Gloss: traditional high-shine, needs 16hr dry time between coats. Satinwood: low-sheen modern finish, quicker drying (6hr recoat). Rental properties: use contract-grade gloss (Dulux Trade)—resists knocks better than retail paint. Standard 2-bed: 1 day woodwork.
Post-flood, fire, or leak decorating. After plasterer/builder finished, we decorate affected rooms. Insurance companies want itemised quotes (not "redecorate bedroom"—need "2 coats emulsion walls, gloss woodwork, ceiling" line items). We photograph before/during/after, provide detailed invoices insurers accept. Timeline depends on other trades (plaster needs 48hrs drying minimum before painting). We coordinate with loss adjusters.
Landlords wanting to improve rental appeal. Feature walls (one wall darker shade), two-tone (walls one colour, woodwork another), ceiling painting (magnolia ceilings look dingy after years). Modern rental colours: light greys, warm beiges—more upmarket than magnolia but tenant-neutral. Adds £20-40/month rental value for £300-500 extra paint cost. Takes extra 1 day vs standard magnolia throughout.
